Hello and welcome to all of you who have just started the journey of selling your home. Wherever you may be in the process, it’s never too late to learn about ways to sell your home as quickly as possible. When selling a home, there are several reasons why it’s desirable to do so ASAP. To start, the process is stressful. Between showings, stagings, open houses, and contracts, the sooner you’re out, the better. Second of all, the longer a home is on the market, the less valuable it tends to become. For all of you who are looking for some tips and tricks to speed things nicely along, here’s our quick little guide.

Get a Good Real Estate Agent

If selling your home fast is a top priority, don’t go the FSBO (for sale by owner) route. Even if this isn’t your first rodeo, a Realtor can take care of a lot of the heavy work and provide the tools to get the job done fast. They’ll help you list your home, market it, interview buyers, show off the space, and negotiate contracts along with dozens of other tasks. The more experienced hands on deck, the better. In addition to them having the tools to help, they’ll also have major connections to people who are seriously interested. In short, get yourself a Realtor and get yourself a good one.

Work on Necessary Improvement Projects

No house is perfect, but buyers are going to be on the lookout for one that’s at least close. Do your best to work on features of the house that are tainting the overall aesthetic. Additionally, these upgrades don’t necessarily need to be expensive or time consuming, unless, of course, they pose a threat to the safety of the place. Some places to start include a deep clean, freshly painted walls, new appliances, upgraded hardware, and new lighting. According to insights from top agents, more and more buyers are looking for spaces with private outdoor spaces. If you can, consider upgrading your backyard with a patio or nice landscaping.

Be Internet and Social Media Savvy

Long gone are the days where people’s primary source of finding a house would be a newspaper or a for sale sign in a yard. Today, people are using the internet and social media to find listings. Not only does this make the process easier on the buyer, but it also makes the game just that much more competitive. People are able to see the insides and outsides of homes without ever even having to leave their house. What this means for you is that you’re going to want to find out ways to use technology and social media to your advantage. Take awesome photos, connect with local Facebook groups, and be clever with your listing descriptions. People are going to make impressions way before they even contact you to see the place.

Choose the Right Price

The real estate market is a tricky place to navigate. When choosing a price to list your home at, be aware that a number too high or even too low can jeopardize the sale. Chat with your real estate agent and price your home based on both what the house is worth and how other homes in the area are being priced. Additionally, use a home value estimator tool to give you a data-driven estimate.
