Selling your home can be an emotionally exhausting process. Whether you’re super excited to be selling up and moving somewhere new, or you’re sad to be leaving behind so many memories.

Either way, we can pretty safely bet that you’ll want the process to be as straightforward and relatively quick as possible? We thought so! It can often feel that selling your home is quite out of your own control. Once your house is on the market it seems as though your agents are in full control, and you’re just waiting for the phone to ring to finally let you know you have a buyer!

But, what if we told you it doesn’t HAVE to be that way? There are actually plenty of things you can take control of when it comes to selling your home. So let’s take a look at just a few things you can do to help you sell your home:


  1. Spruce up and spring clean
    As soon as you decide you want to sell your home, you need to be very honest with yourself about how it looks. It’s time to look at your property objectively, try and put yourself in someone else’s shoes and imagine what they would think if they came in to look at potentially buying. Do you need to have a clear out? Could a few of your rooms do with a lick of paint or maybe some modernisation? Don’t go overboard and splash out too much money, afterall you’ll be moving soon. But don’t underestimate the power of a fresh coat of paint.
  2. Do your research first
    Before you start getting in contact with estate agents do your research and have a look around online at what else has sold in your local area. Look at houses with a similar specification to yours, and look at properties which have sold and those which are still for sale. This will give you a good idea as to how much yours might be worth, as well as whether you can afford to price yours lower than comparable properties in your area to get a quicker sale and generate more interest.
  3. Find a good agent
    Finding a good agent can be almost as stressful as the rest of the moving experience! It’s always a good idea to go on a personal recommendation from a family member or friend, but if you don’t know anyone who’s recently moved then it’s worth looking around online. Check out reviews on Google, and ask for recommendations in local Facebook groups. It’s recommended to get a minimum of three different agents to give you a valuation of your property too.
  4. Be your own cheerleader
    Once your house is officially up for sale with an agent, you might feel as though there’s nothing more you can do. But if you’re hoping to speed things along a bit, then why not be your home’s biggest cheerleader? Tell everyone you know that you’re selling up, post about it on Facebook, you just never know who might be interested in moving to your local area.
  5. Offer to do your own viewings
    Lining up times for viewings with potential buyers with agents can be tricky, especially if they’re currently looking after many properties. So it’s worth considering offering to do viewings yourself. Afterall, who knows your own home better than you do?! If you want to go super professional, you could even consider purchasing plastic disposable overshoes for viewers to pop on before venturing round your home. This is a technique used in show homes, and can be a good sign to potential buyers that you’re very house proud – who wouldn’t want to buy a well-looked after property?
  6. Create a helpful information pack
    If you’re willing to really go the extra mile, why not think about creating a short information pack on what it’s really like living in your home? There are plenty of things that not even an estate agent would know about your local area, which might be selling points for a potential buyer. Include tips such as great dog walking routes, the best pubs and restaurants, and anything else you think might be a great selling point.
  7. Be willing to be flexible
    Throughout your entire selling process, it’s a good idea to try to remain open to ideas and willing to be flexible when needed. This could mean taking advice on how your property is listed online, whether to accept an offer or not, and flexibility on timings for house viewings. The more open minded you can be about these things, and the more you can trust in your estate agent’s expertise, then the more likely you are to have a successful experience selling your home.
